Full House Demolition
Complete removal of brick, weatherboard and double-storey homes down to a clean, level block — machine demolition, full waste sorting and recycling, and a site left ready for your builder to set out.
Knockdown-Rebuild Site Preparation
The demolition half of your knockdown-rebuild, sequenced around your builder's start date. Service disconnections, demolition, slab and footing removal, and site clearing so construction begins on schedule.
Partial Demolition & Strip-Outs
Taking down the parts you're replacing while protecting what stays. Rear extensions, upper levels, internal strip-outs back to frame, and careful removal around retained heritage frontages.
Asbestos-Aware Demolition & Disposal
Most Bayside homes built before 1990 contain asbestos somewhere. We identify it, engage licensed removalists, and dispose of it to EPA-approved facilities with the paperwork to prove it.
Pool, Garage & Outbuilding Removal
Concrete and fibreglass pool removal, garages, carports, sheds, bungalows and old outbuildings — demolished, backfilled and compacted, or cleared as part of a wider site strip.
Permits & Heritage Approvals
We prepare and lodge the demolition paperwork — including Section 29A report and consent — and guide you through the extra planning permit needed where a Heritage Overlay applies.

Brighton Demolition is a demolition and site-preparation specialist working across Brighton and the wider Bayside area — Brighton East, Hampton, Sandringham, Black Rock, Beaumaris, Elwood, Bentleigh and the surrounding suburbs. It's a part of Melbourne where knockdown-rebuild has become the norm rather than the exception: land values justify replacing an ageing home instead of renovating it, and the local housing stock is a mix of period beachside cottages and post-war brick that brings heritage overlays, asbestos and tight street access into almost every job. That's the work we do every week, so we quote it accurately the first time. We handle the Section 29A consent and permit paperwork, arrange service disconnections, manage licensed asbestos removal, and hand your builder a clean, level, properly cleared block on the date they need it.

Questions, answered
How much does it cost to demolish a house in Brighton?
Most standard three-bedroom demolitions in Melbourne fall between $15,000 and $35,000, with double-storey and full-brick homes pushing toward $40,000 and complex sites reaching $50,000. In Bayside the variables that move the price are asbestos content, restricted street access, heritage requirements, and how much concrete, paving and pool structure has to come out. We quote fixed-price after a site inspection so there are no mid-job surprises.
Do I need a permit to demolish my house?
Yes. In Victoria a demolition needs a building permit, and before that you generally need council consent under Section 29A of the Building Act 1993. If your property sits in a Heritage Overlay — which covers a significant number of Brighton streets — you'll also need a planning permit before demolition can be approved. We prepare and lodge this paperwork as part of the job and tell you upfront which approvals your address will need.
How long does a demolition take?
The machine work on a typical house is usually one to two weeks including waste removal and site clean-up. The realistic end-to-end timeline from first inspection to a cleared block is closer to three to eight weeks, because approvals and service disconnections take longer than the demolition itself. We start the permit and disconnection process immediately so those lead times run in parallel rather than one after another.
What happens about asbestos?
We treat every pre-1990 home as likely to contain asbestos until proven otherwise — commonly in eaves, wet-area sheeting, fences and old vinyl backing. Where it's present, licensed removalists take it out before general demolition begins, and it goes to an EPA-approved facility with disposal documentation provided to you. Asbestos handling is priced transparently in the quote rather than appearing later as a variation.
Do you disconnect power, gas and water?
Yes — arranging service abolishments and disconnections is part of the job, and it's the step that most often delays a demolition when it's left late. Electricity, gas, water and sometimes telecommunications each have their own provider lead times. We lodge these early, track them, and schedule the machines only once every service is confirmed disconnected and the site is safe to work.
